Terms of Use

1. Acceptance

By accessing or using the BR Property website ("the Platform"), you agree to be bound by these Terms of Use. If you do not agree, please discontinue use immediately.

2. Permitted Use

The Platform is provided for the purpose of browsing, comparing, and enquiring about residential property listings in Bangkok. You may not:

  • Scrape, copy, or redistribute listing data in bulk without written permission.
  • Submit false, misleading, or fraudulent listing information.
  • Use the platform for any unlawful purpose under Thai law.
  • Attempt to gain unauthorised access to any part of the system.
  • Impersonate BR Property or any property owner.

3. Listing Submissions

Property owners and agents who submit listings (via LINE group, admin portal, or other channel) warrant that:

  • They have the legal authority to list the property.
  • All information provided is accurate and up to date.
  • The property is not subject to any undisclosed legal encumbrance.

4. No Agency Relationship

Nothing in these terms or on the Platform creates an agency, partnership, joint venture, or employment relationship between BR Property and any user, property owner, or agent.

5. Intellectual Property

All platform design, code, text, and non-user-submitted content is the property of BR Property Co., Ltd. and may not be reproduced without permission. Property photos submitted by users remain the property of their respective owners; by submitting photos, you grant BR Property a non-exclusive licence to display them on the platform.

6. Disclaimer of Warranties

The Platform is provided "as is" without warranties of any kind. BR Property does not warrant the accuracy, completeness, or availability of any listing information.

7. Limitation of Liability

To the fullest extent permitted under applicable law, BR Property's total liability for any claim arising from use of the Platform shall not exceed THB 1,000. BR Property is not liable for any transaction between users and listing parties.

8. Governing Law

These Terms are governed by the laws of the Kingdom of Thailand. Any dispute shall be subject to the jurisdiction of the courts in Bangkok, Thailand.

9. Changes to Terms

We reserve the right to modify these Terms at any time. Continued use of the Platform after changes constitutes acceptance of the revised Terms.
